Reading result cards

What each result card category means and how to interpret the data within each.

Internet & Broadband

Shows ISPs that have filed official coverage for the address, along with advertised download speeds. Where available, we also use cached broadband coverage, mobile context, and local provider discovery. Fiber availability is highlighted separately — fiber usually means higher reliability and stronger upload performance. Official records can lag behind actual deployment.

Transit

Uses regional transit feeds to show bus and light-rail lines within 0.5 miles. Shows stop count, nearest stop distance, and frequency at peak hours. A transit score (0–100) aggregates frequency, coverage, and time-of-day reliability.

Walkability

Our walkability score is based on the density and variety of points of interest within 0.25 miles (grocery, pharmacy, coffee, park, bank, restaurant, gym). It's our own calculation — not Walk Score. Scores above 70 indicate most errands can be done on foot.

Grocery & Food

Lists grocery stores, specialty markets (ethnic grocery, co-ops), and farmers markets within a configurable radius (default 1 mile). Shows drive and walk time estimates. The Renting intent mode extends the radius.

Schools

Shows school records and nearby context from available commercial and official records. Where third-party ratings are available, treat them as one signal among many rather than a definitive judgment.

Permits

Lists building permits filed in the last 12 months within 0.25 miles. Shows permit type (residential, commercial, electrical, demolition) and date. A high permit count can mean an improving neighborhood or disruptive construction nearby — context matters. Permits require Upgrade or Premium.

Demographics

Official five-year estimates for the tract containing the address. Shows median household income, median rent, population density, and age distribution. This is background context — not a rating or score.

Flood, weather & environment

Property facts can include official flood-zone matches, active weather alerts, forecast or climate context, environmental indicators and facilities, community air-quality readings, and earthquake activity. These signals are context for due diligence, not a substitute for official reports or professional review.

Healthcare

Hospitals, urgent care centers, pharmacies, health centers, registered providers, and official hospital records where available. Useful for evaluating access for families, older relatives, renters, guests, and investment marketability.

Investment context

Investing intent does not give financial advice. It reweights the same evidence toward marketability and operating context: rent benchmarks, permit activity, infrastructure, internet, transit, medical access, schools, events, recreation, and daily services.

Events

Upcoming events within 10 miles from major ticketing and community-event feeds. Shows event type, venue, and date. Premium only.
